This is a model, not data. There is no free, machine-readable dataset of roof replacement costs by region. The numbers below are built from published trade-price ranges and our own assumptions, which are listed in full on the methodology page. Treat them as a starting point for conversations with contractors, not as a quote.
Length × width of the house outline, including an attached garage under the same roof. Not the total living area of a two-storey house.
Rise in inches per 12 inches of run. Guessing 6/12 is usually within 10%.
Nobody knows until the old covering is off. Contractors quote a per-sheet rate for this; put 0 in and treat any decking as an extra.

Read this before you compare bids

Three bids for the same roof can differ by half, and usually the difference is scope rather than greed. The line items that go missing from cheap bids, in the order they go missing:

  1. Tear-off and disposal. Roofing over an existing layer is cheaper today and expensive later, and some jurisdictions cap the number of layers.
  2. Ice-and-water shield at eaves and in valleys.
  3. Drip edge — required by most current codes, frequently omitted.
  4. Starter course and ridge cap as manufactured parts, not cut-up field shingles.
  5. Ventilation — intake as well as exhaust. Exhaust alone makes things worse.
  6. Pipe boots and flashing replaced rather than reused.
  7. Permit and final inspection.

Common questions

Why a range instead of a number?

Because a number would be a lie. There is no free machine-readable dataset of roof prices by region in the United States, so every 'average cost in your ZIP' online is somebody's model. Ours at least shows its working.

Why is my contractor's quote outside your range?

Plenty of legitimate reasons: decking, a second layer nobody knew about, code upgrades triggered by the permit, ventilation work, chimney flashing, or simply a busy market after a storm. Ask for the line items and compare them, not the totals.

Should I just take the cheapest bid?

Compare the scope first. Cheap bids usually differ in the items you cannot see afterwards: ice-and-water shield, starter course, drip edge, nail count, ventilation, and whether disposal is included.

Will insurance pay this?

If the damage is covered, the insurer pays its own scope of loss, less depreciation and your deductible. That number is often lower than a retail quote and it is negotiable line by line.
