Roof age and remaining life calculator

Install year plus material plus your conditions gives you a realistic estimate of how many years the covering has left — and hail country is harder on a roof than the warranty admits.

This is a model, not data. There is no free, machine-readable dataset of roof service lifes by region. The numbers below are built from published trade-price ranges and our own assumptions, which are listed in full on the methodology page. Treat them as a starting point for conversations with contractors, not as a quote.
Not the year the house was built, unless the roof is original.
Under-ventilated attics cook shingles from below. It is the most common avoidable cause of early failure.
Not sure? Look up your ZIP and count the days at 1.75 in or more.

What actually kills a roof

In rough order of how often it is the real cause, rather than the one people blame:

  1. Heat from below. An under-ventilated attic bakes the shingle mat. Two identical roofs, one with clear soffit intake and one without, can be a decade apart.
  2. Ultraviolet light. Once granules are gone, asphalt oxidises fast. This is why granule loss matters more than it looks.
  3. Thermal cycling. Expansion and contraction every day, for years, works fasteners loose and splits mats.
  4. Hail and wind. Dramatic, and the reason most roofs get replaced early — but it lands on a roof already weakened by the first three.
  5. Installation. Nail placement, starter course, valley detail. Invisible until it is not. What a proper bid includes.

Common questions

My shingles have a 30-year warranty. Does that mean 30 years?

No. A manufacturer's warranty covers manufacturing defects on a prorated basis, not service life, and it usually excludes hail entirely. The number on the wrapper and the number of years the roof lasts are unrelated.

Why does hail exposure shorten expected life so much?

Every impact that removes granules exposes asphalt to UV. The mat oxidises, gets brittle, and the next storm does more damage than the last one. It compounds.

I do not know when the roof was installed.

Try the closing documents from when you bought, the county permit record, or a manufacturer date stamp on the underside of a shingle. Failing that, a roofer can usually put it within a few years by eye.

Does the calculator know about my specific shingle?

No, and be sceptical of anything that claims to. It uses published service-life ranges by material category. Installation quality varies more than product does.

How we get paid: if you ask to be contacted, we are paid a fee by the contractor network that receives your details — whether or not you hire anyone. That fee is the only way this site is funded. It does not change your price, and we are not paid more for recommending one contractor over another. Full explanation.
